Long-term or seasonal rental?

Define your criteria before viewings

Clarify the preferred area, duration, total budget, number of bedrooms, parking, lift, security, views, beach access and quality of the internet connection. For year-round living, also check insulation, ventilation and the availability of shops and services outside the summer season.

Furnished or unfurnished

A furnished home allows for a quick move-in, but the inventory should be precise. Photograph the condition of furniture and equipment when the keys are handed over. In an unfurnished property, clarify which installations are included and whether any alterations are permitted.

Lease, deposit and inventory

The essential terms should be recorded in writing: duration, rent, security deposit, payment dates, charges, maintenance, termination conditions and permitted use. A signed check-in inventory supported by photographs protects both parties. Meter readings, keys, parking access and equipment should all be included.

Understand the charges

Ask exactly what is included: condominium fees, water, electricity, internet, security, garden or swimming-pool maintenance. In holiday residences, some services may operate differently depending on the season.
